Real Estate Development

The AHA Real Estate Group is responsible for advancing AHA's real estate program through the development of quality, affordable housing in mixed-use, mixed-income communities with access to excellent schools, services, jobs, and community amenities. With a community building vision and public-private partnerships, AHA and its private sector development partners will impact the economic vitality of the community and support the economic viability of AHA by securing public resources that leverage private investments in AHA's developments and the surrounding community.

Oasis is the first affordable assisted living facility funded by Low Income Housing Tax Credits in the state of Georgia.

AHA was the recipient of a 2010 Choice Neighborhoods Planning Grant from the US Department of Housing and Urban Development to revitalize the former University Homes, now known as Scholars Landing, and the surrounding neighborhoods of Vine City, Ashview Heights and the Atlanta University Center neighborhood. Through a robust community and stakeholder engagement process, the University Neighborhood Transformation Plan was developed and became the basis of a Choice Neighborhoods Implementation Grant application in February 2015. Led by the Atlanta Housing Authority and the City of Atlanta, the Choice Neighborhoods Implementation Grant application included commitments from public and private partners that anticipated investments exceeding $400M. The application is under review by HUD.

Future plans by AHA and its master development partner, MBS-Integral UCNI (a partnership of McCormack Baron Salazar and Integral Development, LLC), include construction of 373 mixed-income multifamily rental units and 33 for-sale townhomes, and neighborhood-serving retail. Redevelopment of the historic Roosevelt Hall into community and office space with ground floor retail will complete the development of the 27-acre Scholars Landing site.
